The Client
1 Great St Helen's required a permanent façade access solution to support routine window cleaning and ongoing maintenance of the building.
At 53 metres high, the building required a system capable of providing safe and efficient access across the complete façade. An additional consideration was the roof area, which was designed to remain accessible to tenants, making the discreet integration of the façade access equipment particularly important.
The Requirements
The client required a reliable façade access system that would allow operatives to carry out routine window cleaning, inspection and general maintenance safely.
As the roof would also be used by tenants, the BMU and its associated infrastructure needed to integrate carefully with the roof design, minimising its visual and physical impact while remaining fully accessible when required.
The Solution
Working alongside our specialist partner GPBMU, Eurosafe provided a GPI model Building Maintenance Unit (BMU) designed to give two-person access to the complete façade.
To accommodate the tenant-accessible roof area, the BMU was designed to travel on IPE240 tracks concealed beneath removable floor tiles. This arrangement allows the track system to remain discreet during normal use of the roof while ensuring it can be accessed when required for operation, inspection and maintenance.
The integration of the concealed track system helped maintain a clean architectural finish without compromising the functionality of the permanent façade access solution.


The Outcome
The completed installation provides 1 Great St Helen with a comprehensive long-term façade access solution, enabling safe and efficient access for routine window cleaning, inspection and maintenance.
The two-person BMU provides access across the complete façade, while the concealed IPE240 track system minimises the visual impact on the tenant-accessible roof.
The result is a practical and discreet façade access system that meets the building's ongoing maintenance requirements while respecting both its architectural design and the intended use of the roof space.
